What Homes is — and what it is not

Homes is a platform that connects finders (people looking for housing) with agents (people who list properties). It is a place to discover listings and communicate. It is important to understand what Homes does not do:

• Homes does not own, rent out, manage, or inspect any property.
• Homes is not a landlord, estate agent, or broker.
• Homes does not guarantee any property, agent, listing, price, or availability, and does not endorse any user.
• Homes does not process rent or payments and is not a party to any tenancy or agreement between finders and agents.

Any arrangement about a property is strictly between the finder and the agent (and any other relevant parties). Homes is not a party to it and is not responsible for it.

Eligibility and your account

• You must be at least 18 and able to enter into a binding agreement.
• You must provide accurate information and keep it up to date.
• You are responsible for keeping your login credentials secure and for activity under your account.
• You must verify your email address to use the platform.
• Accounts are personal; do not share or transfer your account.

Finders and agents

Anyone can create an account to browse and message about listings. Listing and managing properties requires an agent account that has applied and been approved by Homes. Approval lets an agent use listing features — it is not an endorsement, verification of any property, or a guarantee of any transaction. Agents have additional obligations set out in the Agent Terms.

Listings, messages, and your content

Agents are responsible for the listings they create; all users are responsible for the messages they send. You keep ownership of the content you submit. You grant Homes a limited, non-exclusive licence to host, store, and display that content only as needed to operate the platform (for example, showing a listing and its photos, or delivering your messages).

You must use messaging for genuine housing enquiries and communication, and must follow our Acceptable Use rules.

Listing and marketplace disclaimer

Homes provides a platform for discovering and communicating about housing. Property information is supplied by agents and other listing parties, not by Homes. You should independently verify property availability, ownership and authority to let, condition, pricing, location, tenancy terms, and any other material information before entering into any transaction or making any payment. Homes does not verify and is not responsible for the accuracy, legality, quality, or availability of any listing.

Prohibited conduct

You must not misuse the platform. Prohibited conduct — including fraud, fake listings, impersonation, harassment, spam, and attempts to bypass our security — is set out in our Acceptable Use rules, which form part of these terms.

Suspension and removal

We may remove content, and suspend or terminate accounts, that we reasonably believe violate these terms or our other rules, or that may harm users or the platform. Where practical and lawful, we aim to act proportionately.

Disclaimers and limitation of liability

The platform is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, Homes disclaims implied warranties and is not liable for disputes between users, the conduct of any user, the accuracy or outcome of any listing, or any loss arising from a transaction or arrangement between a finder and an agent. Nothing in these terms excludes liability that cannot be excluded under Nigerian law.

Indemnity

You agree to be responsible for your own use of Homes and for any content you submit, and to the extent permitted by law, to cover losses Homes reasonably incurs as a result of your breach of these terms or misuse of the platform.

Changes

We may update the platform and these terms. The “Last updated” date above shows when these terms last changed; continued use after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of the Federal Republic of Nigeria.
